The home inspector will usually take 3 to 4 hours +/- to perform a detailed inspection of the home or building to find visible defects and safety hazards.
A home inspection includes the roof, flashing, chimneys, gutters, exterior siding, foundation, grading/drainage, structural components, basement, crawlspace, attic, insulation, ventilation, heating, fireplaces, air conditioning, walls, ceilings, doors, windows, floors, steps/stairs, installed appliances, plumbing, water heaters, electrical systems, garages/carports, decks, driveways, walkways, and sprinkler systems.
During our inspection, we use several specialized tools including drones, thermal imaging technology, moisture meters, electrical meters/testers, infrared temperatures, gas leak detectors and more. We also search for the visible presence of fungus/mold growth and for damage from moisture or possible wood destroying insects such as termites, ants, beetles, carpenter bees, etc.
We inspect the home or property as if we were purchasing it ourselves!
